An investment and redevelopment property known as George Cooke Industrial Estate in Bluebell, Dublin 12, has come to the market with a €2.75m guide price.

It comprises a mix of vacant and tenanted industrial, office and residential buildings on the 3.25 acre site.

Stephen Mellon of sales agent Savills says that while it generates a total rent roll of €54,500 per year, it also has significant asset management potential.

Predominately rectangular shaped, the site has frontage to Camac Park and Bluebell Lane and has two access points. It is also zoned objective Z6 in Dublin City Council’s Development Plan 2016-2022, which allows for enterprise and employment development including light industries, hotel and science and technology-based industry. Other uses which would be open for consideration include: nightclub, office, residential, retail park, warehousing, motor sales outlet, outdoor entertainment park.

Currently its five commercial buildings have combined floor areas of 4,681 sq m (5,039 sq ft) and three of these premises generate combined rents of €28,700, while the other two are vacant. One of the commercial buildings is a two-storey, 384 sq m (4,133 sq ft) property let to the Abundant Life Church.

In addition, two two-bedroom houses and a three-bedroom house generate a combined €25,800 in rents.

Over the longer term there is further potential as Dublin City Council’s review of its existing Z6 zonings could see old industrial premises replaced by new homes.

The property is located off the east side of Bluebell Lane, about 7.5km south west of Dublin city centre and 2kms from Junction 9 on the M50 Red Cow interchange.
